Short-term or long-term rental: how owners can compare
The right rental plan depends on the apartment, permitted use, your own visits and the work required. Compare the amount you retain over the same period, including empty dates and expenses, before choosing shorter or longer stays.

Compare equivalent periods
Use a full-year planning window for both options. For shorter stays, enter the nights realistically available and test several booked-night assumptions. For a longer tenancy, allow for the gap before a tenant arrives and any interval between agreements.
Advertised rates do not establish achieved rents or occupancy. Do not compare a fully occupied short-stay model against an actual long-term offer without showing that difference.
Map the practical responsibilities
Shorter bookings usually create more arrival and departure events for the same number of occupied nights. Each event needs communication, access coordination, cleaning and an apartment check. Longer stays need a clear plan for support and periodic care.
Who pays utilities, handles cleaning and arranges repairs can differ between agreements. Record these terms rather than assuming that one rental format includes a particular expense.
Include owner use and property suitability
Frequent personal visits may suit a different availability plan from an apartment intended for uninterrupted rental. Existing booking and tenancy commitments must be respected. Confirm the building arrangements and obtain qualified advice on the applicable agreement where needed.
ColomboApartment.com can discuss shorter stays, longer stays or a combination after reviewing your apartment. No format automatically produces a higher net result. The income calculator is a planning tool, not a forecast.
Owner checklist
- Compare both plans over the same time period.
- Include vacancies and all owner-paid costs.
- Account for turnover work and personal-use dates.
- Confirm building arrangements before selecting channels.
Questions owners ask.
Does short-term rental always earn more?
No. Rates, booked nights, fees and operating work all affect the amount retained.
Can I combine short and long stays?
Potentially, if the apartment, building arrangements and existing commitments permit it. Agree availability and the service scope first.
Try your own rental assumptions
Enter your short-stay figures, then compare the result with a long-term tenant below. All amounts are in Sri Lankan rupees.
Scenario buttons change booked nights only. Sample values are for illustration, not market forecasts. Owner-use nights reduce available capacity; operating costs should include every relevant expense.
Estimated monthly results
Illustrative estimate. No guaranteed income. This 30-day model excludes tax, financing, capital expenditure and property appreciation. The actual fee basis is set in your agreement.
Short stays or a long-term tenant?
Compare what you keep.
Short stays can produce a higher nightly rate, but occupancy, cleaning, platform charges and guest care affect the result. Compare income after costs, using the short-stay assumptions above and your long-term alternative below.
Set the long-term management fee to 0% if you manage that rental yourself. Include the expenses you pay as owner; tenant-paid expenses should not be counted twice. Default figures are examples, not market rates.

The short-stay annual figure repeats the same 30-day monthly assumptions 12 times; it is not a seasonal forecast. Long-term owner costs continue for all 12 months, including vacancy. Both options exclude tax, financing, furnishing investment, major replacements and property appreciation. Income is not guaranteed.
