What an empty apartment costs an owner
An empty apartment can still incur expenses while generating no rental income. Separate the income you might have received from the costs you still pay. A vacancy calculation is useful only when its assumptions are explicit.

Distinguish lost opportunity from an actual bill
Possible rent is not cash already owed to you. An apartment advertised at LKR 350,000 per month does not prove that a tenant would have paid that amount. Any missed-income illustration should state that a booking or tenant could have been secured.
Property charges, agreed utilities and necessary upkeep may continue during vacancy. Use your own bills and agreements to determine which costs remain and which reduce when there are no guests.
Test the cost of waiting
Suppose, purely as an illustration, you could rent for LKR 350,000 now but wait three months to seek LKR 400,000. The missed gross rent is LKR 1,050,000. At LKR 50,000 extra per month, it takes 21 occupied months at the higher rent to match that amount.
This example excludes costs, differing contract lengths and the risk that either offer cannot be secured. It is arithmetic for comparing a decision, not evidence of current market rent or a recommendation for your property.
Use vacancies to improve the plan
Review the actual enquiries, photographs, condition and availability before changing price. Sometimes the listing is unclear; sometimes the offer or timing does not fit the guest. Keep a record of changes and results.
Vacant periods can also be used for planned maintenance or owner visits. Record these separately from unbooked availability so the occupancy figures do not obscure why dates were unavailable.
Owner checklist
- Use actual continuing expenses.
- Label possible rent as an assumption.
- Separate owner blocks and maintenance from unbooked dates.
- Compare several scenarios before changing the rental plan.
Questions owners ask.
Is an advertised price evidence of lost income?
No. It is an asking price. A missed-income example assumes someone could have booked or rented at that price.
Should every empty date be counted as vacancy?
Distinguish dates offered for rental from owner visits, maintenance and other dates deliberately unavailable.
