When you live abroad, the apartment still needs someone locally to handle guests and practical issues. Appointing a manager works best when authority, costs, communication and owner visibility are clear from the start.

Define local responsibilities
Agree who holds authorised access, answers guests, arranges cleaning and reports issues. Include a contact route for the building team and distinguish property management from the developer’s handover or warranty work.
Before signing, request a walkthrough of the actual service and platform. Ask how a real issue is escalated and which tasks require separate providers or additional charges.
Set communication and spending rules
